Airocool handles general building and property maintenance across Durban and the KZN North Coast, most often as part of a larger project. That includes making good after air conditioning and plumbing installations — core holes, chases, plaster and paint — as well as bracket and platform construction for outdoor units, waterproofing around penetrations, and the general small works that property owners and managers need done without appointing a main contractor.

Making good is part of the job, not an extra

An air conditioning installation puts holes through walls, runs trunking, and sometimes needs a platform or a chase cut. A contractor who leaves you with a cored hole surrounded by cracked plaster has not finished. We make good as standard on our own work, and we will take on the making-good where another contractor left it undone.

Waterproofing around penetrations

Every hole through an external wall or roof is a potential leak, and on the KZN coast — with driving rain and salt air — a poorly sealed penetration will find you. Sleeving, correct fall on pipe runs, appropriate sealants and proper flashing around roof penetrations are cheap at installation and expensive afterwards, once water has been tracking through a wall for a season.

Property maintenance for landlords and managing agents

If you manage rental property or a portfolio on the North Coast, having one number for air conditioning, electrical, plumbing and general small works is worth more than a marginally cheaper hourly rate from four separate trades. We can attend, assess, quote and complete without you coordinating anyone.

Building Work — common questions

Do you make good after installing an air conditioner?

Yes, as standard on our own installations. Core holes are sealed and sleeved, chases are plastered, and we leave the site clean. If you want a full paint finish to match existing decor, tell us at quote stage and we will include it rather than leaving you with a patch.

Can you do general property maintenance, not just aircon-related work?

Yes, within the scope of small works — minor brickwork, plastering, waterproofing, making good and general repairs. We are not a main building contractor and we will tell you when a job needs one rather than taking on something that should be built properly by a builder.

Do you work for landlords and managing agents?

Yes, and it is a good fit. Having air conditioning, electrical, plumbing and small building works available from one team across Durban North, Umhlanga, Ballito and the North Coast removes a lot of coordination overhead from managing a portfolio.
