Specifying properly at installation is not an upsell here; it is the difference between a system that reaches its design life and one that does not.

A great deal of North Coast property is let short-term. For an owner, the air conditioning failing is not an inconvenience — it is a bad review, a partial refund, or a booking cancelled. The properties we look after on scheduled maintenance simply do not generate those calls, because the drain gets cleared and the coil gets cleaned before the season rather than during it. Both factors need designing around at the same time: the unit has to be positioned where the estate permits, screened in a way that still allows the condenser to breathe, and specified to survive the environment. We are comfortable working within those constraints and providing whatever documentation the estate requires.
